Gas

It is a legal requirement for rented properties to have a gas safety inspection every 12 months. Any landlord failing to adhere to this law could face prosecution and possibly a prison sentence. Certificates4you offer a free reminder service with every inspection to allow peace of mind. Electrical

With rented residential accomodation it is the Landlord's responsibility to ensure the electrical installation and appliances provided by the landlord are safe when the tenancy begins and are in proper working order throughout the tenancy. At the start of the tenancy and throughout both must be free from causing risk or injury to tenants and residents. A maximum of five years is advised for fixed wire testing. The local authority can take action to enforce electrical safety in residential accommodation under the Housing Health and Safety Rating System (HHSRS).

 

Private Property

Usually there is no legal requirement for gas and electrical inspections to be carried out within private property. Unless the property is being used as a business e.g. fostering, lodgers etc. If you are about to sell your property you will be advised to have both the electrical and gas installations inspected by a register engineer. The gas safety regulations strongly advise, any gas appliance should be serviced annually. Gas appliances that are neglected carry a high risk of danger. Faulty appliances can produce carbon monoxide which is a silent killer. Carbon monoxide is responsible for around 200 reported casualties every year. Certain people in your household may be affected by carbon monoxide poisening more quickly than others.

 

Those at particular risk include:

  • babies and young children.
  • pregnant women.
  • people with heart or breathing problems.
